Building Reinstatement Cost Assessment

A Reinstatement Cost Assessment is an evaluation of a building’s rebuilding cost in the case that it is completely destroyed, for example, by fire.

Insurance underwriters usually require a Reinstatement Cost Assessment to determine the insurance premium for a building.

It is important to obtain an accurate Reinstatement Cost Assessment to ensure that your premises is insured at the correct level.

Schedule Of Condition

A Schedule Of Condition records the factual condition of a property at a particular date & identifying specific defects, using both detailed commentary and photographs.

A Schedule Of Condition is recommended when entering into a lease of a commercial property in the UK. It should be referenced within the lease & agreed by both parties.

The lease will include the obligation to comply with a number of liabilities in respect of repair, reinstatement & redecoration of the property. These covenants confirm your responsibilities both during & at end of the lease. A Schedule Of Condition can be used to substantially limit your repairing liabilities at the end of the lease by providing a benchmark against which a Terminal Schedule Of Dilapidations is measured.

Dilapidations Advice

Whether you are a landlord or tenant it is important to develop an appropriate & cost effective dilapidations strategy.

License For Alterations

A commercial tenant may require certain alterations to the property they occupy under a lease. To carry out these alterations, the tenant will likely need the consent of the landlord by way of a Licence For Alterations.

Defect Diagnosis

Should you identify a defect to your commercial or residential property we have the experience to provide a full diagnosis together with advice & recommendations in respect of the concern.

A RICS Chartered Building Surveyor will undertake an inspection to identify the cause of the defect and provide recommendations in respect of the repair works required, together with a budget cost & approximate timescale for completion.
